智能大厦是当代高新技术的产物,是一个国家、一个地区、一个实体综合实力的象征。而楼宇自控系统是当前智能建筑的基本条件,一幢建筑的弱电工程应以楼宇自控系统为主线。可以说楼宇自控技术的设计和应用决定了智能建筑最根本的问题,它将关系到今后本建筑的综合活力及生命力,关系到大楼未来几十年的使用效果,关系到业主投资的回报。

本楼宇自控系统方案将根据招标书要求及用户的需求,切实结合本工程的特点,充分发挥我公司在楼宇自控系统设计和Delta ORCA楼控系统的技术优势,向甲方提供楼宇自控系统的综合解决方案。

一. 需求分析

XXXX大厦位于中国的XXXX,其建筑面积约XX万平方米,由地下X层、地面XX层组成。是集商贸、休闲娱乐、办公等多种业务功能的高档综合性大厦。 1. 楼宇自控对象分析 (1)建筑物特点 ? 运营耗能大

由于建筑物是高层结构,建筑面积大、公共场地多,大厦的运营耗能大而且空调与照明等设备负荷变化也很大,必须要对整个楼内的耗能设备进行严格监控。据统计在一个智能大厦的运营费用中,空调与照明系统的能量损耗约占整个能量损耗的50%以上。在本项目中由于大厦内商场、庭院等大量客流移动的公共场地多,其耗能比一般大厦更多一些。所以要对大厦内的空调及照明系统进行实时监控和节能管理,合理控制机组的开启台数与运行时间。 ? 功能分区多

每个区域工作时间不同,对工作环境温度要求也各异,所以对于暖通空调、照明、机电设备的运行管理要求也就不同。 (2)机电设备特点

? 机电设备种类繁多、位置分散

设备种类包括制冷机组、热交换器、冷却塔、各种水泵、送排风机、空调机组及新风机组、照明设备、高低压配电设备、电梯、扶梯等。这些机电设备位置分散、遍布整个楼内(地下X层至屋顶),这将给未来的物业管理带来诸多不便。 ? 耗能设备占的比率大

(3)形象特点

本工程为“高档综合性大厦”,是高层经济、技术及文化交流的窗口,应突出其建筑物智能化与现代化形象,以利于提高建筑物的档次并有助于业主的投资效益。 2. 本工程BAS的特点 (1)BA系统结构复杂

? 本工程总I/O容量近XXXX点,根据相关标准应按中等规模的BA系统定位为宜。 ? XX层高层结构、设备机房分散,BA系统的网络拓扑结构应满足此建筑结构的特点。为提高系统可靠性,将DDC和被控机组一对一进行配置。
