第一节:区位分析

温哥华小镇项目位于银川市金凤区内,基地为不规则长方形地块。整个地块西邻经五路,南至纬十四路,东至宁安大街,北靠纬十路。地块东边为30米的城市绿化带。项目总用地为.2平方米。地块周边环境良好,设施齐备,区位优势明显,具有优越的地理环境和浓厚的人文气息。

第二节:规划面积和范围 规划建设用地面积412.02亩。

规划范围:整个地块西邻经五路,南至纬十四路,东至宁安大街,北靠纬十路。 第三节:现状分析

规划地块呈不规则长方形,以带状分布,地块主要为山地,地势起伏,北高南低。规划区内现状用地除小部分村庄建设之外,目前多为农林用地、水域和其它建设用地为主,区内道路除振阳街外,多为土路,且宽度在3-5米左右,等级偏低,部分地段坡度大于6%,通行能力不强,均达不到城市道路的标准。

建筑考虑与山体环境的协调,布局灵活多样,注重整体性,建筑色彩在与行政文化片区相协调的基础上选择高明度低彩度的色调,地块内部考虑居住组团级绿地及公共服务设施的设置,在环境上以草坪,树木,小品结合设计,并做到局部的细节处理。

第三节 设计理念

随着生活品质的迅速提高,普通商品房已不能满足富有品位的成功人士的置业需求,强烈追求更加高尚的居住格调与生活品质,逃离嘈杂的都市喧嚣,回归纯朴自然的生活已成为广大城市菁英们的共识。

山地住宅带来的是一种健康的生活方式。坐落在群山怀抱、水声潺潺的峡谷、山间。地域空气含氧量充足,水质好,植被丰茂,视野开阔。

山地住宅在总体规划上打破现代住宅排列式的布局,没有固定的楼间距,让所有的建筑按照不同的地势、落差、和自然景观存在,依着自然元素而栖。

山地住宅融入环境,摒弃了更多的人工景观,如喷泉、人工湖、公共花园等等,以及传统的围墙式的庭院,使建筑坐落在自然的环境中,拥有整体、优美的天然环境。

山地住宅在设计创意上是生长型建筑。先有环境,再有建筑。在建筑结构、布局、景观朝向上都结合自然地势。
